Character driven regeneration
Alongside the core design expertise which we provide for clients in the residential, education, transport and retail sectors, our portfolio of developer clients require particular skills and insights relating to their commercial needs.
Illustrated here is a regeneration project located within the Wandsworth Road conservation area. Fronting Wandsworth Road is a characterful existing end-terraced house of brick construction with a relatively common existing configuration containing flats distributed across four levels, accessed via an elegant half-storey raised entrance for the upper floors and with separate access for the basement level.
Establishing a productive working relationship with the local planning authority enabled the early project phase to be fast-tracked in 2018 with extensive remodelling of the existing residential building and allowing capital to be generated through the sale of 4 efficiently reconfigured 1 and 2 bed apartment units.
The site for the Phase 2 proposal is the parcel of disused and derelict land to the side and rear areas of the site, which historically supported light industrial and office use dating back to the mid-C19. Working on behalf of the client, we developed a masterplan for the site which responds not only to the Conservation Area requirements - respecting the particular qualities and characteristics of the site - but also demonstrating concern with developing a suitable image and density for new housing and the reuse of existing fabric appropriate to an urban situation.
The proposal comprises 7 residential units arranged in 2 building volumes either side of a new communal amenity space, including garden areas with secure cycle storage. One volume extends the historic commercial side boundary linear building element and is stripped of applied detail, providing an echo to the language of its mid-nineteenth century heritage. The other building to the south of the site enters into dialogue volumetrically and in detail with the adjacent existing terraced residential block. Known forms and materials communicate its contemporary use. The floor plan layout – arranged around a single core – provides 80% floor plan efficiency and 100% dual aspect units for natural ventilation and enhanced outlook into the surrounding conservation area.
