Since completing our first school building more than 10 years ago, the practice has maintained its involvement with this sector and has accrued an enviable reputation for the delivery of progressive, sustainable and high-quality projects at a variety of scales.

Within Andrew Paine Architecture we have particular and specialist expertise working alongside industry leaders in Infrastructure Design delivering innovative design projects of the highest risk and impact.

We have a large amount of experience in delivering infrastructure projects both at the conceptual and technical stages, working in collaboration with large-scale engineering organisations. The finishing touches are currently being put to our contributions on two of the new Crossrail stations.

We have wide ranging experience working with the conservation of listed buildings, urban design and regeneration in conservation areas and with historic buildings and structures. If you intend to change the use of all or part of your property, you may need to obtain planning permission. Not all projects require planning approval as it can depend upon the type, scale and location of your project.

We are extremely familiar and experienced with the planning process and able to anticipate and advise you of the issues that the planners will consider saving you both time and money.

Permitted Development rules allow some works to be carried out without making an application to the Local Authority. However, it is advisable to apply for a Lawful Development Certificate which provides formal confirmation that a project completed under Permitted Development rights is compliant and therefore legal.
